Real Estate Listing Terms

Effective date: October 15, 2026

These terms are part of the Snowbird Living Terms of Service and apply to anyone who advertises a property on Getaways.

1. Snowbird Living's role

Snowbird Living is an advertising platform. It is not a licensed real estate brokerage, broker, sales associate or property manager. It does not negotiate, take part in or receive any commission or compensation tied to a sale, rental or other transaction. Its only property revenue is the fixed price of optional promotions. Property information is supplied by the advertiser; contact the advertiser directly.

2. Who may list

Property listings are open only to Florida-licensed real estate professionals (Realtors, sales associates and brokers) and qualifying property management companies that complete Advertiser Verification and are approved by Snowbird Living. Private homeowners cannot submit listings at this time. Your email address must be confirmed before you apply.

3. Advertiser Verification

You provide your legal name, phone, role, and where applicable your brokerage or company name, Florida real estate license number, company website, or an explanation of any licensing exemption. Snowbird Living reviews this information. A "Verified Professional" status means only that we reviewed the information you supplied on the review date. It is not an endorsement or recommendation, does not guarantee current or continuing licensure, and is not confirmation from the Florida Department of Business and Professional Regulation. Visitors should check licenses themselves at myfloridalicense.com. We may remove verified status at any time. Verification never publishes a listing.

4. Listing approval

Every new listing is reviewed and approved by Snowbird Living before it appears publicly. Edits to a live listing are also reviewed; the approved version stays live while an edit is reviewed. We may decline, suspend or remove any listing that cannot be verified, appears fraudulent, misleading or unauthorized, or violates our standards.

5. Authorization and accuracy

For each listing, you confirm that you are authorized by the owner to advertise the property. You provide the full property address for verification and choose whether it is shown publicly. Listings must be accurate, current and not misleading, including price, status, availability, photos, size and rental terms. Mark properties sold, rented or withdrawn promptly.

6. Florida advertising rules

Licensees are responsible for following Florida real estate advertising law, including identifying the licensed brokerage where required, and must not advertise in a misleading way.

7. Free standard listings and renewals

  • Standard listings are free and run for 90 days from approval.
  • A listing may be renewed free of charge during its final 14 days. Renewal adds 90 days to the existing expiration date.
  • To renew, you must confirm all four of the following: the property is still available; the price and rental information are accurate; the photos and description are accurate; and you are still authorized to advertise the property.
  • An expired listing is hidden from the public, with its details and photos kept. To bring it back, request reactivation; it must be approved again before it reappears.
  • Listings that are flagged for review, suspended or rejected cannot be renewed or reactivated until Snowbird Living completes its review.
  • We may send renewal reminder emails as a courtesy, but advertisers remain responsible for renewing their listings.

8. Optional paid promotions

Featured ($19 for 30 days) and Featured Plus ($39 for 90 days) are optional one-time payments with no automatic renewal. Promotions improve visibility among results that already match a visitor's search and town; Featured Plus has higher priority than Featured, and properties at the same level take fair turns. There is no guarantee of views, inquiries, leads, rentals or sales. A promotion does not extend a listing's 90-day term. Payment terms and refunds are in the Refund & Billing Policy.

9. Fair housing

All listings must comply with the federal Fair Housing Act, the Florida Fair Housing Act and local ordinances. Listings may not state any preference, limitation or discrimination based on race, color, religion, sex, disability, familial status, national origin or any other characteristic protected by law. Housing for older persons must meet the legal requirements for that exemption. We may edit or remove discriminatory wording. Equal Housing Opportunity.

10. HOA, condominium and rental rules

Advertisers are responsible for HOA and condominium rules, including leasing limits and approvals, and for rental laws, including Florida vacation-rental licensing, local short-term rental registration and applicable tourist development and sales taxes.

11. Inquiries

Inquiries are sent privately to the advertiser; visitor contact details are not shown publicly. Advertisers may use them only to respond to that inquiry, not for unrelated marketing.

12. Reporting a listing

Anyone can report a listing using "Report this listing" on the property page or by emailing hello@snowbird.club.
